CANCELLATION POLICY:

1) CUSTOMER CANCELLATION POLICY

Cancellation by Covid-19: Free cancellation with 100% refund in case of confinement, border closures or flight cancellations.
100% refund: Cancellations within 60 days of arrival.
50% refund: Excluding service fee, cancellations 30 days prior to entry.
No refund: Cancellations less than 30 days prior to arrival date. As well as "Non-refundable" or "Last minute" rate reservations, which can never be canceled, regardless of the time or reason for the cancellation, not even for reasons of force majeure.

2) OBLIGATION OF THE LESSEE AND CANCELLATION POLICY OF THE PROPERTY

The reservation must be paid in full before the entrance to the property, if the payment has not been made 100%, the reservation is considered not processed and the rented days will be put as available for other clients, without the right to a refund of the part of the reservation paid.
It is forbidden to make the reservation and accommodation to people under 25 years old.
It is forbidden to hold parties.
It is forbidden to sublet or rent rooms.
Failure to comply with the obligation to vacate the dwelling within the agreed period shall oblige the Lessor to pay, as a penalty clause, the sum corresponding to three times the daily rent, payable for weeks in arrears until the dwelling is vacated by the Lessor, without prejudice to the costs, expenses and other indemnities payable by the Lessor, including lawyers' and solicitor's fees, even if their intervention is not mandatory.
The Lessee shall be directly and exclusively liable and exempts the Lessor from all liability for:
i) Damage that may be caused to persons or things and are derived from installations for services and supplies of the rented seasonal home.
ii) Damage, deterioration or loss occurring in the same, whether caused by the lessee or by persons living in the dwelling.
The lessee may not carry out activities in the dwelling that are annoying, unhealthy, noxious, dangerous, illicit or contrary to the Statutes of the Community/Neighbourhood. Nor may he/she store
flammable, explosive or corrosive materials in the dwelling and/or carry out commercial or industrial activities in the same.


Failure to comply with any of these points may be sufficient cause for the owner to cancel the tenancy reservation and evict the tenant.

DAMAGES AND INCIDENTS
A deposit of 500 ¤ will be applied, which will be fully refundable 15 days after arrival, provided that the house and belongings are in the same condition as on the day of arrival and that the rules established by the owner have been complied with.
We have electricity meters, in the event of an increase in consumption above the standard per day and per guest, we will charge the proportional part of the excess. We recommend using the air conditioning or heating only as much as necessary and without extreme temperatures. Always with windows closed and when there are people in the house.

PROPERTY RULES

Children of all ages are allowed.
Pets are not allowed (only in BiniNuria).
It is not allowed to hold events or have music outside.
Please respect the neighbours' rest.
Smoking is not allowed inside the house.
Maximum number of guests: 6/8 depending on the accommodation.
It is forbidden to have the air conditioning on when the house is empty or not in use. Higher than standard consumption will be charged as extra.
For your safety, we advise you not to dive head first into the pool, nor to run near the pool barefoot when the pavement is wet.
Do not leave candles burning unattended.
Look after the house and belongings as if they were your own, please inform us of any incident.

Failure to comply with these rules may result in a penalty of the deposit or cancellation of the booking without refund, as well as eviction from the property.

CLEANING PRACTICES

Check-in and check-out without personal contact
Cleaning with disinfectant, anti-Covid hygiene measures.
Maintenance of the garden and swimming pool several times a week, which may coincide with your stay.
The barbecue is delivered clean and must be left in the same state after use.
